What we check

The project questions
behind the property.

Key areas of FHA Single-Unit Approval preparation. The applicable review can require additional documents and checks.

Owner-occupancy

Who lives in the units, and what supports the occupancy count.

Delinquency

Past-due assessments and the dated records behind them.

Budget & reserves

The approved budget, financials, and reserve evidence.

Ownership mix

Unit counts and ownership concentration within the project.

Project & FHA status

The right legal project, phase, and official status checks.

Project use

Residential and commercial space, completion, and project scope.

Litigation & concerns

Disclosures that may need more explanation or specialist review.

Insurance

Coverage documents, effective dates, and applicable endorsements.

The end result

Less guesswork.
More “here’s what’s next.”

A useful report doesn’t just flag a problem. It explains the finding, points to the evidence, and helps you move forward.

Illustrative sample · not an actual review

Mesa Vista Condominiums

100 Example Lane, Unit 4 · Example City, CA
Evidence snapshot: September 8, 2026 · Fictional project

Action needed

Two items need attention. Insurance needs more evidence.
This sample shows how findings and next steps fit together—not whether an actual condo qualifies.

Owner-occupancyOccupancy count supported in this exampleSupported

What we found: The sample questionnaire and ownership schedule agree on the reported owner-occupied units.

Evidence: Example questionnaire, page 3; ownership schedule, page 1.

Next step: Retain both dated records in the lender’s package. The review must still establish the applicable project and transaction requirements.

Assessment delinquencyUpdated assessment records neededAction needed

What we found: The sample aging schedule flags past-due accounts requiring attention.

Evidence: Example assessment aging, page 2.

Next step: Ask the HOA for a current assessment aging report and evidence of any cleared balances. Recheck the current unit count and applicable FHA requirement.

Reserve fundingBudget and reserve evidence need follow-upAction needed

What we found: The sample budget alone does not support the reserve-funding screen.

Evidence: Example approved budget, page 1.

Next step: Obtain the current reserve study and any approved budget amendment. Review their acceptability under the applicable FHA requirements; a document upload alone does not clear this finding.

Insurance coverageDeclarations are not the complete policyMore evidence

What we found: The sample includes a declarations page but not enough policy detail to confirm the applicable coverages.

Evidence: Example insurance declarations, page 1.

Next step: Request the master policy and relevant endorsements from the HOA or insurance agent. Confirm current dates, insured project, and coverage terms.

Readiness is not approval. The final lender decision, borrower qualification, appraisal, and official FHA process remain separate. These four examples are not the full FHA checklist. A real report must include the applicable rule references, verified source pages, evidence cutoff, and reviewer sign-off.

What is CondoStat?

CondoStat is an AI-assisted FHA condo-readiness review service in development. It is designed to turn HOA paperwork into an address-specific report, helping agents, loan officers, and buyers understand potential project-side financing obstacles before a listing or offer moves forward.

AI organizes the evidence. Our review process checks applicable FHA requirements, keeps unanswered questions visible, and requires human review before a final report is released.

How can I get in touch?

Choose a team, then open a draft in Gmail, use your email app, or copy the address.

Please do not email condo packages, borrower information, or other sensitive documents. Real-package testing will use a separately approved upload channel.

What will I receive?

The planned service delivers one address-specific FHA Readiness Report: a summary of findings, references to the supporting document pages and applicable rules, a list of missing or conflicting information, and practical next steps. A dated evidence snapshot and reviewer sign-off distinguish the final report from preliminary findings.

Is this an FHA approval?

No. CondoStat prepares an informational, project-side readiness report. It does not approve a unit, approve a project, underwrite a loan, or replace the lender’s formal FHA Single-Unit Approval process. It does not promise that a loan will close.

What if I don’t have every document?

You can start gathering what is available. Missing, unreadable, outdated, or conflicting evidence stays open, with a request explaining what is needed. A partial package is not treated as a completed review.

Will a person review the findings?

Yes. AI organizes the evidence, and a person reviews the findings before your final report is released.

Does this work for every condo or loan type?

This product is focused on completed, existing condominiums and FHA Single-Unit Approval preparation. Active new construction, borrower qualification, appraisal, and lender-specific overlays are outside the standard review.

How much is a report?

$19 per report. No subscription.

AI-assisted findings and an owner-reviewed final report, with missing or contradictory evidence clearly identified. This is readiness preparation, not FHA or lender approval.

Upload your package before secure checkout. Processing begins after verified payment. Partner access is arranged separately.

Can I order a report or upload real documents yet?

Yes. Start your request, verify your email and upload documents you are authorized to share. Initial capacity is limited; checkout pauses when capacity or processing readiness is unavailable.

How quickly will I get my report?

Analysis runs after payment and security screening. The final report requires owner review; delivery is not instant or guaranteed by a fixed deadline. Timing depends on document readability, completeness and open questions. If you have a deadline, contact bryan@condostat.com before paying.
